Summary
Reporting to the Director of Building Operations, the Senior Manager for Building Operations will manage multiple building operations teams, and oversee a portfolio of building operations projects ranging from medium to major complexities. Project types include single trade minor renovations to multi-trade major installation or decommission projects for interior and/or exterior, HVAC enhancements and modifications, and other building facility modifications. The portfolio is diverse with approximately 40% of projects in public and iconic exhibit spaces, 20% in collection spaces requiring special environmental and code compliance conditions, 20% aquatic life support systems, and 20% in admin space.
Responsibilities
**Staff Management:** * Manage multiple teams including Building Systems Engineers, Electricians and Maintenance Shop **Engineering Expertise:** * Provide depth of knowledge in engineering best practices and troubleshooting to be applied to: HVAC, building automation and management systems, life safety and systems, security systems, lighting fixtures and controls, water fixture and irrigation systems, and aquatic life support systems **Operations Project Management:** * Collaborate with various departments to develop, design, estimate and implement building operation solutions * Prepare documents to put out RFP for contractors * Supervise and manage project contracting, installation and commissioning * Project management and supervising and coordinating work of contractors * Responsible for turn-key project planning, material procurement, scheduling, contract documentation, sub-contracts, billing, financial forecasting, quality and cost control * Typical workload can range from 3-10 simultaneous projects, depending on size and complexity * Budgeting & Forecasting: Responsible for several department annual budgets up to $5M. **Capital Planning:** * Provide long-term capital planning for building preservation **Building Oversight:** * Oversee employee and guests safety, building maintenance, repair and upgrades, and comply with environmental, safety and health procedures relating to facility operations **Energy Efficiency:** * Apply best building management practices to improve efficiency, and reducing energy consumption and operating costs **Safety:** * Follow all Academy safety regulations * Other duties as assigned

Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. **Education and/or Experience:** The ideal candidate will possess a combination of the following education and/or equivalent experience: * Bachelor's degree (BA/BS/BEng/BArch) from College or University in Mechanical Engineering, Electrical Engineering, Engineering Management, Engineering Technology, Construction Management or equivalent experience. * Licensed Professional Engineers (PE) Preferred. * Minimum eight years of related experience and/or training. **Knowledge, Skills and Abilities:** * Construction Project Management experience * LEED Building Construction Project Management experience * LEED Building Operations Project Management experience * Building Systems Management Experience including controls, automation, HVAC, irrigation, and security. * Life Support System Project Management experience. * Work with detailed diagrams, plans and drawings, including computer-aided design (CAD) software and other resources to design the systems required for the project. * Excellent written and verbal communication skills. * Strong organizational and analytical skills. * Ability to provide efficient, timely, reliable and courteous building services. * Ability to effectively present information. * Ability to comprehend, analyze, and interpret complex documents. * Ability to solve problems involving several options in situations. * Requires advanced analytical and quantitative skills. * Intermediate skills with Microsoft Office Suite or Google Apps. * Ability to read and understand architectural drawings. Knowledge in MS Project, leases, contracts, and construction practices. * Decisions made with thorough understanding of procedures, company policies, and business practices to achieve general results and deadlines. * Responsible for setting work unit and/or project deadlines. **Language Skils:** * Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. * Ability to write routine reports and correspondence. * Ability to speak effectively before groups or individuals. **Physical Demands & Work Environment:** * The physical demands and work environment described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
