Summary
The Facilities Manager is primarily responsible for the management of all properties, occupancy, maintenance, construction, relocation, and renovation of assigned corporate premises. Assists in the development and implementation of corporate standards regarding space planning, furniture standards, and branch facilities to accommodate current and future organizational needs.
Responsibilities
* Oversees and coordinates all activities related to occupancy, construction, relocation, and renovation of buildings, offices, and facilities assigned. Prepares, directs, or obtains costs estimates; supervises contractors for construction in or on corporate premises per approved specifications of Division Manager and/or department heads. Negotiates with, hires, and supervises contractors for construction in or on corporate premises per approved specifications of Division Manager and/or department heads. Controls expenditures and approves payments for goods and services within authority; makes recommendations to higher management on matters exceeding that authority. * Schedules and supervises mechanics and other skilled workers required to execute furniture moves and ordinary repair jobs on projects assigned. * Assists in the review and planning of departmental allocation of space in existing and prospective properties. * Confers with outside architectural and other professional consultants and contractors of proposed structural or design alterations on assigned projects. * Makes periodic inspections of assigned properties and prepares a written report on their condition for the Facilities Manager. Ensures the proper upkeep and maintenance of all company premises assigned. * Maintains up-to-date knowledge of space planning procedures, CAD and all matters pertaining to the management and maintenance of property. * Assists in the development and recommendation of company-wide work space standards to maximize operational efficiency and reduce occupancy expense. * Assists the Facilities Manager in the preparation and evaluation of policies and programs involving new or improved facilities. * Meets with division managers/department heads to discuss issues and makes presentations concerning space, work flow, relocation, alterations or remodeling. Makes formal presentation to governmental bodies such as Indian Nationals Council of Governments (INOG), Tulsa Metropolitan Area Planning Commission (TMAPC) regarding ordinances, building codes, easements and restrictions.
Ideal Candidate
* Thorough knowledge of facilities and/or property management * Strong project planning/management skills with ability to coordinate many activities and multiple priorities * Basic CAD skills (preferably AutoCad) * Good interpersonal skills including oral and written communication skills * Strong presentation skills for both internal and external audiences * Ability to read and interpret architectural specifications and drawings * Strong mathematical skills in order to develop project budgets, financial planning and interpret architectural specifications and drawings * This level of knowledge is normally acquired through completion of a Bachelor's degree in Architecture, Interior Design or related field and 3-5 years of experience in facilities and/or property management; Or 9-11 year of equivalent work related experience.
