Summary
To manage and administer the development, planning and construction process for new and existing senior living projects, as defined and programmed by the REDICO team. This person will have responsibility for select senior living development projects from due diligence to stabilization, relying on a thorough understanding of the components of the life cycle of a property. Activities will include project management, code review, interfacing with municipalities, budgets, status reports and project analysis.
Responsibilities
Manage and administer the development process for new projects: * Manage entitlement and due diligence process. * Manage the total project budget; including establishment of the initial budget for development decisions, design direction, construction overview and interior fit-out as necessary. * Administer the consultant selection process, including owners program and design. Insure completed contract documents available for competitive bidding. * Administer the construction contract from initiation of the bid process through project close-out. In coordination with the acquisitions team and development team, provide analysis, comments and recommendations on site selections: * Establish initial budgets and schedules for project opportunities. Manage the performance of the work in accordance with proposed budgets and schedules. * Establish priorities relative to schedules for the Development departments; manage the progress and workmanship. * Participate in progress meetings as required to maintain a high level of communication with all departments involved. **Additional Responsibilities:** * Promote personal growth within the department through continuing education, cross-training, seminars, etc. * Management skills and supervision of work effort is a primary function of this job. Good understanding of the work product and communication skills is necessary to promote effective completion of the work required in this area.
Ideal Candidate
* Minimum three to five years project management or commercial development management experience for a developer in the commercial real estate development industry. * An undergraduate degree in one or more of the following is preferable: Architecture, Business Management, Real Estate, etc. A thorough understanding of the building industry is essential; including but not limited to consultants, contractors, building operations, entitlement process, zoning process and architectural design. * Be able to maintain a high level of communication (both written and verbal) with all people involved in the development process. * A thorough understanding of the development process and the ability to negotiate is essential. Many aspects of the development process involve negotiations of many different issues starting with municipal agencies, consultants, contractors, leasing agents, etc. * Software expertise: Proficiency with Microsoft Project.
