Summary
The Asset Manager is responsible for directing and overseeing the property performance of a regional portfolio of medical office buildings to ensure investors needs and objectives are achieved. The Asset Manager evaluates their portfolio, determines the appropriate strategy, ensures investment decisions are made that maximize returns/values, and make decisions consistent with the companies’ goals and objectives, including, ongoing communication with any joint venture (JV) partners.
Responsibilities
* Monitor implementation of property and LHS strategies and leadership of a regional portfolio of medical office buildings * Development of relationships with hospital and tenant clients * Maintain relationships with industry participants, including investment sales and leasing teams in order to stay current on fundamentals and capital markets trends * Review operational performance and financial results for a portfolio of properties and compare performance to budget, historical, original underwriting and market * Participate in leasing calls with the knowledge of leasing statistics and trends. * Ensure compliance with lease, debt, JV, ground leases and other operative documents * Review all property reforecasts and budgets as well as Argus analysis * Monitor rent collections * Conduct site visits to assess property condition and surrounding market * Attend quarterly JV investor meetings, if applicable, and cash planning and distribution to JV investors as necessary * Assist with acquisitions, as needed * Co-lead single property sale transactions with SVP – Asset Management * Have knowledge of relative economic and regulatory factors facing the healthcare industry * Suggest and implement improvements to processes in order to increase asset and property management teams’ efficiency * Ensure management capital committee presentations are clear, concise, consistent and reflect all relevant tax, treasury, finance, legal, partner and economic considerations
Ideal Candidate
* Ideal candidate will have 10+ years of experience in real estate equity investing and asset management preferably within the healthcare industry * BA or BS degree in business, finance, accounting or real estate required; advanced degree a plus * Knowledge of real estate including underwriting, valuation, legal documentation, purchases/sales, leasing and property operations * Strong quantitative skills and expertise with Excel spreadsheet/modeling skills * Solid understanding of general finance, accounting principles and financial reporting * Excellent oral and written communications skills and ability to work as part of a team * Ability to professionally interact with onsite staff, senior management, investors and third party clients * Strong organizational skills with keen attention to details * Knowledge of ARGUS helpful, but not required * Significant travel required (40-50%)
