SRP provides electricity to more than 1 million retail customers in a 2,900-square-mile service area that spans three Arizona counties, including most of the metropolitan Phoenix area (known as the Valley).
Summary
Under minimal supervision, analyze, plan, acquire, manage, and dispose of land/land rights for the construction/protection of SRP water, power, support facilities and other real property interests. Recommend and implement action required to maximize the return on SRP's investment in land and facilities by economical management. Assume lead role as required.
Responsibilities
- Conduct critical negotiations with public/private landowners, attorneys and business executives to acquire, manage and dispose of land rights. - Negotiate major leases, sales, contracts and other agreements for economical management of real property interests. - Interface with legal counsel on litigation for condemnations, land disputes, resolution of legal problems and provide expert court testimony. - Interface with planning, engineering, environmental and legal in planning estimating and acquiring proper routes/sites for state sitting approval. - Analyze and formulate legal documents and descriptions from land records/surveys for acquisition, management and disposal of land rights. - Develop and present recommendations for land agreements, condemnations and route/site selections to executive management and SRP board. - Conduct feasibility and market studies, analyses and appraisals of property to be acquired managed and disposed of for maximum economic benefit. - Develop data and represent SRP at hearing before city councils, corporate zoning commissions and other state/federal governmental bodies. - Analyze complex engineering and land use plans for acquisitions, management and disposition of land rights. Supervises special projects. - Eliminate encroachment on SRP property by legal action to protect owners and economic use; settle land/improvement construction damage claims. - Analyze and recommend disposition of proposed uses for SRP land rights to insure the most efficient and economical use. - Analyze and act upon local, state and federal statutes and regulations to determine impacts on land rights and property management activities.
Ideal Candidate
**Education** * Completion of a Bachelor's Degree that prepares the employee for the assignment. **Experience** * Promotion to Level 2 requires a minimum of two years experience at Level 1; demonstrated capability to perform advanced and more difficult work as determined by the supervisor and successful completion of the following courses: * Business Law II, Real Estate Principles, Boundary Control & Legal Principles, Real Estate Law, Real Estate Appraisal and six semester hours of electives. * Promotion to Senior Level requires a minimum of three years experience at Level 2; is fully competent in all aspects of functional area of assignment and as such would be recognized as a specialist in area of assignment and may have periodic or occasional lead responsibilities and successful completion of the following: * Attain Senior Member designation with the International Right of Way Association or meet educational requirements of Level IV, Systematic Program for Right of Way education with the International Right of Way Association.
