Responsibilities
* Enable the Boston Development Division’s Strategic Business Growth through a secure and sustainable supply of development opportunities. * Source all new development acquisitions and lead negotiations for new land purchases and joint ventures. * Liaise with land owners, agents, third parties and other stakeholders to acquire development sites and opportunities suitable for master plan or urban development. * Responsible for analyzing, underwriting, negotiating and closing land acquisition opportunities for development. * Oversee and maintain research. * Prepare investment papers for the firm’s Investment Committee/Board approval as required.
Ideal Candidate
Experience / Knowledge / Skills Requirements: * Substantial experience in managing acquisitions from identification through to execution * Demonstrated experience underwriting opportunities and articulating business rationale for investment/development * Maintains excellent relationships with key external stakeholders including brokers, land owners, potential JV partners, consultants, attorneys, appraisers, etc. * Extensive knowledge of local real estate market with emphasis on site assemblage, zoning/planning approvals, land use, and market trends * Proactively identify key development corridors, commercially sound market segment opportunities, and specific sites in identified corridors * Present recommendations to the corporate investment committee clearly and concisely * Negotiate deal terms that optimize property returns * Manage the due diligence process and team by overseeing third parties and vendors including brokers, architects, environmental firms, engineering firms, attorneys, and other consultants * Manage the closing and post-closing process to ensure a smooth and successful transition to the Development Manager * Strong acquisitions underwriting capability & business/finance acumen * Effective communication/negotiation skills. QUALIFICATIONS: * 10+ years of direct site acquisitions experience and ground-up development, including site assemblages, underwriting, negotiation, and development of multifamily, condo and/or commercial properties in Boston. * BS in Business Administration, Finance, Real Estate Development or related field of study. * Expertise in entitlement processes, title, survey, and environmental review, and closing real estate transactions. * Success leading teams of real estate professionals, lawyers, or brokers. Encourages both external and internal teamwork and collaboration. * Exceptional due diligence, communication, and people management skills.
