Summary
The Property Administrator will support Property Management and Property Accounting with accounts receivable, accounts payable, and miscellaneous property reconciliations required for commercial real estate properties in accordance with company and industry best practices. The Property Administrator is also involved in all aspects of the day-to-day operations of the property.
Responsibilities
**Accounts Receivable:** * Review and approve daily posting of cash receipts by corporate AR Coordinator for accuracy. * Assist Property Accountant in updating tenant CAM and RET escrows in accounting software annually. * Maintain tenant bill back schedules and process in MRI. * Prepare monthly rent up and tenant billing statements. * Perform tenant collection calls and perform AR reconciliations on an as needed basis. * Field tenant questions regarding monthly charges and rent statements. * Maintain tenant collection summary reports and work with Asset Management and Property Accounting on tenant bad debt reserves and write offs. * Develops and maintains positive tenant relations. **Accounts Payable:** * Assist in vendor payment reconciliations and questions. * Prepare monthly debit card reconciliations. * Assist in reviewing AP coding and general ledger reconciliations as needed. * Assist in Nexus AP processing as needed. **Leasing:** * Monitor leasing activity for new and expiring tenants for correct billings. * Assist in review of leasing abstracts for new / renewing tenants. * Maintain lease transaction pipeline to include expiration tracking and amendments. Distribute schedule to team to ensure leasing costs are captured. * May be responsible for other lease administration duties as directed by Property Manager/General Manager.
Ideal Candidate
* Bachelor’s degree from an accredited institution preferred; and * Three to five years of progressively responsible related experience in a commercial property, tenant management setting; or * Any combination of education, training and experience which provides the required knowledge, skills, and abilities to perform the essential functions of the job.
