Position Mission
- The mission of the Director of Real Estate Development is to lead a mission-driven real estate development strategy that provides homeownership opportunities for modest-income families, creates mixed-income communities, and, as a new initiative, explores how Homewise can develop mixed-use projects (residential ownership and rental, commercial, and retail) which would contribute to the economic and cultural vitality of the community.
Essential Functions
- The Director of Real Estate Development is a member of the senior leadership team and is responsible for helping develop and execute the overall strategic direction of Homewise. The Director’s primary responsibilities include:
- Leading and managing all aspects of development of new subdivisions and home-building projects, from land acquisition and site development through final product design, specifications and construction;
- Producing pro-forma, budgeting and sale pricing for all new product developments;
- Developing and implementing a mixed-use real estate development strategy that contributes to the economic and cultural vitality of the community while providing affordable housing to modest-income households;
- Structuring complex financing packages, including bank financing, government programs, tax credits (including New Market Tax Credits and state tax credits) and other funding sources;
- Overseeing the permitting and entitlement process and the bidding and contracting of general contractors;
- Ensuring construction is of high quality and is completed on time and within budget;
- Maintaining informed and productive relationships with Homewise general contractors, subcontractors, architects, engineers, attorneys, etc.;
- Supervising a current staff of four and recruiting and developing additional staff as the real estate development function grows.
Expected Outcomes
- Ensure the construction of 50 new homes annually by starting one home each Monday.
- Manage and maintain a pipeline on land for new subdivision development. (Homewise currently has a land inventory to accommodate 500 new homes.)
- Create and implement plans for two land parcels in Santa Fe that will accommodate mixed-use development (residential ownership and rental, commercial, and retail).
- Explore an infill development strategy for targeted, disinvested neighborhoods in Albuquerque.
- Complete the construction of a 7,000 square foot addition to the Homewise office in order to accommodate organizational expansion.

Education and Experience
- At least five years of leadership experience in the real estate development/finance field.
- Knowledge of real estate development best practices related to single-family subdivision development and new home construction as well as familiarity with mixed-use development.
- Demonstrated ability to create successful projects completed on or ahead of schedule, on budget, with high quality and significant community impact.
- Strong negotiating and external collaboration skills, as well as sound political judgment.
- Experience leading, inspiring, and supporting a highly effective team of professionals.
- Demonstrated belief in the mission of affordable, quality housing and successful community development.
- Bachelor’s degree or equivalent experience required; Master’s degree preferred.
