Responsibilities
We are seeking a Managing Director with substantial mixed-income and affordable housing experience to lead the Development Practice Group. The Development Group develops projects for our own account and for fee for others. The Managing Director reports to the Chief Operating Officer and the Company President. The Managing Director will work in partnership with the Managing Directors of the other Practice areas, the Regional Directors of the Stamford, Denver and Seattle offices and, be part of the Management Committee which provides the strategic oversight for the activities of JRCo. The Managing Director of the Development Practice Group will oversee the company’s key real estate development projects leading, mentoring and managing a talented team of professionals. He/she will manage the time and resources of existing and new projects, so that they achieve the company’s objectives and are completed on time and on budget. The Director will create a business plan for the Development Practice Group, maintain the division’s financial integrity, ensure its sustainable growth and develop new business opportunities. He/she will represent Jonathan Rose Companies and the projects to its many constituents, including key government officials, lenders, investors, community leaders and other strategic partners who are key to the company’s execution of its projects. **Primary Responsibilities:** - Thoroughly understand Jonathan Rose Companies and its history, mission, programs, finances, and its partners, affiliates and other stakeholders; - Work with project managers to arrange complex multi-layered affordable housing financing, including but not limited to LIHTC’s, historic tax credits, HOME funds, CDBG’s, Federal Home Loan Bank funds, construction and permanent financing; - Work with project managers to identify and develop mixed-income and market-rate developments; Manage all projects so that they are completed on time and on budget and in accordance with the Jonathan Rose Companies’ guiding set of principles; make staffing or other operational adjustments as needed; regularly provide guidance and counsel as the projects unfold; - As support and supervision to the project managers, assist in overseeing design, financing, document negotiation, financial analysis and transition into operations, supervise to insure timeliness and quality. - Inspire and lead the project managers, encouraging their best ideas and efforts; provide decisive leadership while emphasizing a collaborative relationship throughout the organization and with the network of affiliates; - Develop and implement a business plan and an annual budget and a five-year strategic plan for the Development Practice and report on progress towards achieving the plan; - Develop new business opportunities; cultivate relationships with key constituencies and represent the Jonathan Rose Companies articulately and persuasively to all constituents; - Collaborate with the members of the Management Committee to develop the company’s short- and long-term strategic goals; - With the assistance and involvement of the project managers, oversee all financing, leasing, partnership negotiations, architecture, construction contracts and all other legal aspects of development. - Oversee day-to-day project management services from project planning and financial structuring through construction completion and closeout – on one or more real estate development projects; - Advance the company’s application of green building practices.
Ideal Candidate
* Demonstrated experience as a group, division or company manager and a mentor, proven managerial skills developing staff, and fostering a commitment to teamwork and collaborative problem solving: * An established record of success as a project manager, having completed at least six substantial development projects (more preferred), with projects ranging from $20-$100 million in value, including significant experience with affordable, mixed-income and market-rate housing, and retail * Demonstrated ability to lead complex partnerships of public, nonprofit and private developers and community leaders; * Minimum of 10 years experience in real estate development gained in a mixture of stand-alone market-rate developments, a community development or for-profit real estate development organization; thorough understanding of mixed-income and mixed-use projects, including overall deal structuring, land planning, the entitlement process, finance, design and construction management; * Excellent business development skills and experience in marketing, generating business, credibility in community development and affordable housing is preferred; * Excellent communication skills (oral and written), and the ability to represent Jonathan Rose Companies to a broad spectrum of audiences and environments; * Deep understanding of community redevelopment. Knowledge of the Smart Growth principles and green building. * Master’s degree in real estate planning or architecture is preferred. * A clear understanding of and commitment to Jonathan Rose Companies’ mission, values, principles and goals coupled with knowledge of green/environmentally efficient building and affordable housing;
