Summary

The Executive Vice President – Capital and Development position is a key member of the Executive Team leading by designing strategies, establishing long-range goals, and constructing business plans and policies for ERDMAN’s Real Estate Capital and Development function. This role serves as the expert advisor representing our healthcare clients in the development, acquisitions, financing, and management of ERDMAN properties.

Responsibilities

Executive Oversight

  • Develops 3-5 year strategic and tactical plans for the business unit that align with ERDMAN’s overall strategic plan
  • Seeks and maintains relationships with capital sources (REITs, private equity, banks, etc.) throughout the U.S.
  • Establishes funding programs with capital sources for healthcare real estate assets including but not limited to: take-out programs, debt and equity programs to fund ERDMAN development projects, joint venture arrangements with ERDMAN and/or ERDMAN clients, and programmatic arrangements with health systems
  • Engages select clients for business development and project opportunities; acts as ERDMAN’s representative to the select clients and the marketplace for ERDMAN capital and development solutions
  • Responsible for client satisfaction for capital and development services
  • Potential establishment and management of a capital fund for ERDMAN-owned development projects
  • Gauges healthcare and AEC markets, economic conditions, and industry dynamics that impact client operations
  • Anticipates client needs and develops new service solutions to assist clients in responding to their evolving marketplace
  • Defines optimal solutions and structures projects to meet business development and financial goals

Development Controls and Execution

  • Ensures client’s capital and real estate needs are met with solutions that balance the interest of the client, stakeholders, and equity investors
  • Directs the development of partner relationships (REITs, Developers, etc.)
  • Delivers projects including overall financial management, management of equity returns, financing, leasing (physician and ground), legal, and coordination with design-build services
  • Develops and manages the annual operating plan and budget for Capital and Development function
  • Creates, establishes, and finalizes operating agreements, leases, divestitures, equity funds, site acquisitions, AEC contracts, and other legal real estate documents
  • Protects the interests of ERDMAN and its shareholders
  • Recruits and develops real estate staff including sourcing, coaching, mentoring, and developing
  • Leads practice development activities; create marketing materials and go-to-market tactics
  • Markets ERDMAN’s expertise by authoring thought provoking white papers and speaking on topics related to challenges within healthcare
Ideal Candidate

Experience and Education

  • Bachelor’s degree required; Master’s degree in business or real estate is strongly preferred
  • Minimum of 10 years of executive or senior leadership experience focused in the real estate and capital markets industry, with a strong preference for Healthcare experience
  • Development, acquisition, divestiture and portfolio management experience preferred

Certifications & Licensures

  • Memberships and affiliations reflective of thought leadership and progressive practice in real estate, e.g. Urban Land Institute Councils

Knowledge and Training

  • Extensive executive management experience includes real estate investments, debt and equity financing, joint venture arrangements, acquisitions, divestitures, facility development and property operations, as well as a keen understanding of hospital and healthcare systems’ needs in the context of a changing healthcare market
  • Proven ability to build relationships with new and existing clients through solution marketing
  • Ability to develop strong and lasting client relationships that result in long-term revenue opportunities
