Summary
The Pricing Analyst will be responsible for the daily management and oversight of pricing for the LivCor portfolio. Duties include: managing the pricing model (YieldStar), as well as working with LivCor’s Director of Revenue Management to execute pricing strategy, review performance, and monitor compliance. The Pricing Analyst will also perform analysis of rate, occupancy and market data and report findings accordingly.
Responsibilities
Pricing Analyst will work with the LivCor team, operating partners, 3rd party managers and YieldStar pricing advisors to perform the following job functions: * Daily review and acceptance of rate recommendations made by both the pricing model and the 3rd party on-site management teams * Build and maintain positive relationships with 3rd party management teams * Identify and implement revenue management best practices * Develop and execute detailed implementation plans * Assist with YieldStar implementation, set up and training process on newly acquired properties * Prepare agendas and facilitate internal/external meetings * Monitor and review market trends and data and apply to revenue management * Develop and maintain benchmarking capabilities against both internal / owned portfolio and external sources (REITs, Axiometrics, MPF, REIs, etc.) * Evaluate and test new YieldStar functionality; review configurations and make adjustments as necessary * Evaluate and test new vendor system features and functionality (RealPage, Yardi, LRO, etc.) * Prepare weekly performance assessments and review with the asset management team * Develop ad hoc reporting and perform operational data mining and analysis * Provide regular status reporting * Conduct trouble-shooting and problem resolution * Other duties as assigned
Ideal Candidate
**Required:** * Experience with revenue management pricing models (YieldStar, LRO, RentMax) and concepts * 2-3 years of multi-family industry experience (asset management, operations, market research) * Intermediate / Advanced Excel skills * A strong work ethic, the ability to supervise, organize, prioritize and multitask in a fast paced environment * Exceptional critical thinking skills and the ability to make confident business decisions under tight deadlines * Strong accounting and finance knowledge with an ability to understand complex economic modeling theories and systems * Intelligence with a keen focus on details **Preferred:** * Bachelor’s degree in a business related field * Multi-family operating system experience (OneSite, Yardi, MRI, etc.) * Essbase, SQL or related database experience
