Summary
Are you great at communicating and interacting with others as well as a highly organized and detailed professional? Alliant Asset Management Company is looking for an Associate Asset Manager who wants to learn, grow, and succeed in the field of affordable housing. This position will be responsible for assisting asset managers and team leaders in overseeing a portfolio of Low Income Housing Tax Credit (LIHTC) properties in accordance with lower-tier partnership agreements.
Responsibilities
* Prepare initial funding packages for release of equity. * Review to include general construction issues, title, sources and uses, tax credit adjusters, and other required documents. * Process initial construction draw packages on a monthly basis. * Prepare initial operating and replacement reserve withdrawal data analysis and packages. * Assist asset managers with monitoring and analyzing the financial performance of properties in both database and modeled proformas. * Assist asset managers with the review and approval of annual operating budgets. * Assist compliance and insurance risk managers to receive timely requests for current information. * Assist with the initial review of audits and tax returns during tax and audit season. * Assist with the delivery of quarterly reports to investors as needed. * Database input as necessary. * Team level administrative support as necessary. * Reconcile weekly asset management fee and distribution deposits weekly. * Other job duties or special projects as needed.
Ideal Candidate
**Key Qualifications** * Consistently demonstrates the following qualities in carrying out duties and in interacting with others: * Familiarity with the general principles of real estate, including operations and analysis, budgeting,financial reporting, general accounting and lending practices. * Superior interpersonal skills demonstrating a high degree of diplomacy, accuracy, and integrity. * Strong organizational and management skills to manage multiple deadlines. * Superior ability to analyze and solve complex problems and situations; sound decision-making ability. * Highly effective oral and written communication skills. * Very strong quantitative skills. **Education** (*The followingminimum level of experience is required.*) * Bachelor's degreein business, finance or real estate related field; or other education and/or educational equivalent on job experience highly desirable. **Computer Skills** * Computer proficiency in financial, property and communication programs. * Proficient knowledge of AdobeAcrobat X, Microsoft Word, Excel, and Outlook including problem solving and analytical skills required. * Experience with Access, Filemaker and Crystal Reports highly desirable.
