Summary
The VP Development Operations assists the President in overseeing the development operations of the business. Primary responsibility is to assist and drive the various Regional business units to execute transactions through the funding, closing and execution phases. The VP Development Operations will work closely in a collaborative matrix environment with the leaders of the various Regional business units and the functional Centers of Excellence to ensure that MDC achieves its development goals. The VP Development Operations is a member of the MDC Leadership Team. This position is intended to be based in Marlton, NJ, but could be located in other The Michaels Organization offices.
Responsibilities
* Support performance of the team to ensure that all projects are being served in accordance with the needs of the business and TMO/MDC policies and risk/reward parameters in the funding, closing, and execution phases. * Monitor status of each project and provide appropriate assistance to Regional leaders and project teams to ensure that projects are efficiently executed and moved from receiving funding commitments, through closing and ultimately construction and lease up execution. The VP Development Operations will assist with individual projects and identifying and acting upon requirements for systematic improvement. Areas of integration of development, design, construction, management and leasing, capital structuring and transactional terms will be an area of particular emphasis. * In collaboration with functional Centers of Excellence and Regional teams, ensure that appropriate development processes and procedures are in place and implemented uniformly across the business. * Coordinate MDC pipeline and Investment Committee submission processes, collaborating with Director of Acquisitions and Regional teams as appropriate. * Coordinate integration of operations with other TMO business units and functional support teams in connection with MDC development operations. * Create and maintain an environment of trust and transparency, collaborating effectively, and contributing to the long term growth and success of the team. * Provide leadership in support of the company’s vision, mission and core values, as well as the development of effective community leadership and collaborative relationships. * Maintain relationships with other TMO companies in order to facilitate the performance of the function within the business. * Remain current with current and emerging trends in residential market, particular for rent affordable and work force housing. Develop relationships with lenders, investors, lawyers, housing authorities, and other developers in order to maintain our innovative and competitive edge and to obtain the most effective financial and contractual arrangements for our projects. * Assist the President in the management of other MDC operations as requested.
Ideal Candidate
**Required Skills** * Experience in the areas of real estate acquisition, development, construction and finance transactions. * Excellent quantitative, problem solving, analytical and planning skills. Strong negotiation and people/social skills. Ability to easily and quickly shift between strategic and tactical thinking. * A spatial thinker who anticipates future opportunities and risks and plans and acts accordingly to drive positive outcomes. Possesses commercial acumen, at both enterprise and transactional levels. * Ability to multi-task and prioritize work assignments. Flexibility and ability to work under pressure in fast paced, dynamic environment. * Collaborative, innovative, creative and team oriented work style. Strong leadership and mentoring skills, and demonstrated success in motivating others and driving staff to achieve goals in a matrix environment. Ability to lead and manage others across geographically diverse locations. * Strong presentation and communication (oral and verbal) skills. Ability to pay close attention to details while maintaining a view of the big picture issues and requirements. * Strong working knowledge of MS Office. **Required Experience** * Ten years+ experience in operations/management in real estate. Qualified candidates may have worked for large real estate developers, investors, real estate investment banking or real estate consulting firms. In particular, experience in managing and closing complex real estate transactions. Experience in development and construction execution are desired, but not required. Specific experience in affordable and/or work force housing is also desired, but not a requirement. Must have a proven track record of success relative to strategic thinking and driving businesses forward. (profitability/efficiency). **Required Education/Training:** * Bachelor’s degree in Real Estate, Business, Management or other related field required. * MBA or other relevant graduate level degree preferred.
