Summary
The Construction practice provides a full array of construction services on all projects within Jonathan Rose Companies. The Senior Construction Project Manager role (SCPM) is a designed to bring dedicated construction knowledge and support to the other practice groups within Jonathan Rose Companies. Working mainly with the development and owner’s representation practice groups, the SCPM will serve as day-to-day contact with third party construction managers/general contractors regarding construction issues and will work closely with development project managers, clients, project accountants and other internal staff to manage the project from inception through completion.
Responsibilities
* Provide pre-development/pre-acquisition advisory services on construction related items such as: budget, phasing, and site logistics. Candidate must have the ability to read and understand project proforma as prepared by Development staff; * Provide input into development schedule from acquisition through stabilization; * Be knowledgeable of all agencies / utilities and their requirements including the City of New York, EDC, HPD, NYC DOB, FDNY, Landmarks, MTA, Parks, ConEd/National Grid…etc; * Work with in-house team of project managers during preconstruction to review construction budgets prepared by outside Construction Managers/General Contractors to support competitive pricing; * Manage value engineering process; * Assist in plan review to ensure conformance to Jonathan Rose Companies’ standards and identify constructability issues; * Understand typical GC/CM contract terms and have the ability to assist in major contract negotiations; * Serve as construction period representative for projects in the New York regional market; * Attend site project meetings as the Owner’s Representative; * Provide on-site support for timely completion of projects, including monitoring inspections, submittals, change orders, requests for information, construction change directives, commissioning, schedule and construction quality; * Coordination of project close-out, warranty work, and transition to asset management; * Review contracts, contractor requisitions, change order and draw requests; and, * Ensure adherence to budget, schedule, and design goals
Ideal Candidate
* Minimum BS in Engineering, Architecture, Construction Management or related field; * Minimum 7+ years of experience in the design and construction management of mid-rise / hi-rise buildings for General Contractors, Construction Managers, or Development Companies. Familiarity with mixed income multifamily construction preferred; * Excellent project management skills; * Excellent communication skills; * Self-starter with ability to manage multiple complex projects simultaneously and contribute productively in a team environment; * Microsoft Office Suite and Microsoft Project, * Familiarity with New York City Department of Buildings and BIS system a plus; * Experience with LEED and/or energy management systems a plus; * Experience with institutional and cultural facilities a plus.
