Summary
Deloitte’s Real Estate Consulting practice serves clients throughout nearly all industries, handling many types of property-related issues, including due diligence, lease advisory, market analyses, underwriting process evaluations, portfolio related services, litigation support and expert witness services, and complex property analysis and valuation. Our practice’s goal is to strategically help our clients to make better real estate decisions throughout the lifecycle of their real estate. Our professionals frequently deal with large portfolios of real property assets on a regional, national and even global basis. The open position within our Real Estate Consulting services practice is focused on providing lease advisory services to our clients. Services we provide in this space frequently involve, but are not limited to: - Lease audit services (for equity investors and corporate tenants) which primarily includes analyses to determine if rents (including base rent and additional rents such as operating expense and tax reimbursements involving net leases) are properly charged to tenants under the contractual provisions of their real estate leases. - A variety of due diligence services for acquisitions and/or investment transactions inclusive of examination of contractual terms, property inspections, market studies, cash flow modeling and NOI analyses (often involving Argus/DYNA/Excel), strategy and repositioning studies, management studies and lease abstraction. - Lease administration advisory and related services where we serve as either an outsourced provider for lease administration services or as an advisor evaluating a client’s policies and procedures related to their existing lease administration. - Strategic lease services and studies focused on helping clients align their real estate needs with current market conditions including: market rent analyses; net effective rent calculations; lease language review; and data analytics. Given that our Real Estate Practices also has a heavy focus on real estate valuation, the position may also require covering aspects of the full spectrum of real estate valuation services, from evaluating large and diverse portfolios to performing single-property analyses, as well as assisting with audit review procedures related to third-party and management-prepared
Responsibilities
* Independently conducting analyses and abstractions of real estate leases and other contracts * Performing lease audits whether for corporate tenants or real estate investors on the spectrum of real estate types (e.g. portfolios, office buildings, shopping centers, multi-family properties) * Conducting research from both primary and secondary data sources * Data mining, organizing data, and interviewing market participants such as brokers and property managers * Preparing client deliverables including written memorandums, reports, and exhibits * Performing financial / cash flow modeling, preparing and/or reviewing Argus/DYNA/Excel based models, and analyzing market conditions and assumptions * Performing audit review procedures related to third-party and management-prepared valuation analyses * Preparing marketing materials and requests for proposal responses * Training, mentoring, and oversight of less experienced staff * Proactively managing career including setting goals and career plans with counselor
Ideal Candidate
**Required:** * 3-6 years of commercial real estate, advisory, and/or applicable consulting experience * Experience with complex commercial real estate leases * Must be flexible with the potential travel requirements of client service projects * Strong knowledge of Microsoft Excel, Word, and PowerPoint required (Access proficiency a plus) * Experience teaming in a consultative manner on projects * Professional demeanor and strong client interaction skills * Ability to: * Demonstrate robust writing and organizational skills * Demonstrate leadership, problem solving and strong communication skills * Prioritize tasks, work on multiple assignments and manage ambiguity * Work independently and as part of a team with professionals at all levels * Mentor and train less experienced staff **Preferred:** * Lease audit, negotiation and/or abstraction experience a plus * Desire to develop corporate real estate knowledge and experience * Property accounting and/or management experience * Argus / DYNA certified or prior strong experience * Familiarity with lease administration systems (e.g. IBM-TRIRIGA, SAP-RE FX, ProLease) * Foreign language fluency a plus * Professional accreditations and certifications including Certified Public Accountant (CPA), Certified Fraud Examiner (CFE), and/or Certified Property Manager (CPM) considered positive
