Responsibilities
The Associate – Hospitality Investments Asset Management and is responsible for oversight of assigned hotel assets located in the U.S., Canada and/or Mexico. The Associate may assist in the evaluation of potential property acquisitions and dispositions, including analysis, due diligence and closing. The Associate will prepare property and local market aspects of quarterly and annual reports and the annual property business plan in addition to other responsibilities outlined below. - Responsible for asset management of assigned hotel investments with analytical analysis, retrieving relevant data from internal and external sources, and communicating information to hotel managers, Portfolio Management and other firm stakeholders; - Completes regular onsite property inspections and effectively leads owner meetings; - Interacts in a thoughtful and collaborative manner with hotel management, with a goal of enhancing asset value through product positioning, revenue maximization, cost effective operations and delivering high levels of guest service; - Responsible for the development and execution of property strategies, and in the measurement of and improvement upon property and organizational performance issues; - Preparation of property and local market aspects of the quarterly and annual property reports, as well as for assigned elements of the annual property business plan; - Reviews and recommends approval of operating and capital budgets for assigned properties; - Prepares recommendations, as part of the acquisition due diligence process or during the annual business planning cycle, of relevant operations and capital program strategies; - Supports the bidding process and negotiation of contracts for the appointment of hotel management, project management and brokerage companies; - Ensures that identified property-level operational initiatives are implemented according to budget and Clarion Partners policy; - Assists in the approval process for capital expenditures within property business plan parameters; - Ensures that hotel managers deliver accurate and timely monthly reports; - Evaluates the performance of hotel management companies, and specific hotel managers, and takes appropriate actions; - Conducts periodic internal valuations for assigned properties;
Ideal Candidate
* Education: Bachelors degree in Business. * Experience: 4+ years experience in real estate or business related activities with hotel experience preferred or 3+ years experience with an MBA.
