Summary
The Purchasing Agent is responsible for originating, negotiating and managing the procurement activities of assigned trade goods and services. They assist in providing new community feasibility costs as well as bidding and contracting new projects with annual re-bidding to insure best price. And, they must develop in-depth knowledge of the trade groups they’re assigned and be able to resolve vendor and operational issues.
Responsibilities
* Bid, negotiate and award contracts for residential purchasing; to include base and options pricing * Create and set-up new communities to bid in the vendor database * Research and respond to questions about the bids * Maximize hard cost reductions while maintaining positive business relationships * Deliver qualified trade partner resources that are consistently below market cost * Identify and implement new methods and materials that achieve lower cost without sacrificing quality or perceived customer value * Prepare contract change requests for review and approval * Coordinate with Superintendents, Architects and Subcontractors the schedules of model frame-walks and field meetings * Enter and maintain all documents in the vendor database to include plans, sub lists, community information and documentation, etc. * Ensure information is accurate and updates are made as necessary * Coordinate plan changes from production to consultants on new and active communities * Communicate outstanding issues where purchasing and forward planning interface
Ideal Candidate
* BA/BS Degree is preferred; or an equivalent combination of education and experience required * 4-7 years of purchasing experience * 3 to 5 years of contract administration experience * Experience in residential construction including purchasing and contracts is preferred * Must have proven negotiating skills * Must have the ability to analyze problems and recommend solutions, maintain effective working relationships with customers, vendors and other employees within the organization * Detail orientation and organizational skills are required
