Summary
This position is responsible for managing and leading the landlord work and construction process for the Retail Group through the entire construction process, from pricing to project inception to final completion, to ensure client satisfaction. Each assignment will focus on providing a high quality product on time, while balancing the financial objectives of the assignment and the regional business plan. This position will be in a fast paced, high volume environment. Candidate must be able to manage multiple projects across numerous jurisdictions and demonstrate flexibility and ability to identify & communicate solutions in a timely manner. Currently, we are seeking a VP, Construction Manager to join our Operations team based in Atlanta, GA.
Responsibilities
* This person will be the direct process manager to act as day to day liaison, manager, and motivator to architects, engineers, consultants, local governing officials, general contractor, subcontractors, leasing agents, tenants and client throughout the entire construction process. * Candidate will be responsible for project budgeting; work with Property Manager, leasing agent and local contractors to establish preliminary construction cost, design cost, management fees and local permitting and impact fees (conceptual estimate), during the design/development process to achieve a target budget while meeting the lease requirements iterations from initial LOI drafts through final executed lease terms, for approval by client. * Assist in the preparation of owner’s construction contract and follow through for its execution accordingly. Maintain a clear understanding of the terms and conditions. * Manage the preparation of the contract or RFP proposal price for projects through contractor bidding of construction documents, leveling and appropriate evaluation of scope definition while interfacing with Property Manager. Make recommendations with regard to possible value engineering opportunities to achieve the client’s budget objective. Communicate all project pricing, pricing changes, change orders and approvals as specified by client to team members. * Maintain a Job Cost Analysis report (JCA) on a monthly basis. * Prepare and maintain appropriate project and cost control documents in a timely manner. (i.e. Buyout status, RFI log, shop drawing log, change request/ change order logs, etc.) * Oversee and manage the client requisition, capital authorization and receivables process. Interface with the Property Management team along with the Accounting Group as necessary for preparation of the Application for Payment to the vendor. Review applications for accuracy and thoroughness, and applicable lien waivers. * Establish project objectives, policies, and procedures as well as performance standards consistent with client vision. Adherence to all Client specified protocols for engagement, execution and approval processes. * Accurately prepare and ensure timely submission of required documents for necessary building permits and occupancy permits in accordance with client’s schedule objectives. * Communicate and distribute contract documents, project information, and any clarifications to field personnel and general contractors in a timely manner. Maintain an up-to-date set of Contract documents in the office, and on property SharePoint document repository. * Responsible for reviewing plans including architectural, mechanical, electrical, and structural documents and provide timely feedback to appropriate team members. * Work with architects and engineers to review and approve shop drawings for submission in a timely manner to all appropriate parties. Manage and administer the production of coordination drawings. * Manage the construction process by conducting regular job site meetings and conference calls with Property Manager, general contractor, subcontractors, owner representatives, architects, engineers, consultants, and other project personnel. The primary objective of the meetings is to provide direction to the process, set priorities for action and decision making, resolve challenges between the parties, and manages the team objectives consistent with the vision of the customer. * Work with the Property Manager to ensure general contractor promotes on-site safety regulations and procedures are in compliance with all regulatory agencies and JLL policies. * Prepare and maintain accurate and timely construction progress schedules & documentation and work with general contractor to monitor job progress to assure timely completion of projects. * Consistently prioritize tasks and provide the highest quality product while keeping the financial objectives of the project in balance and ensuring client satisfaction. * Ensure the adherence to JLL insurance requirements and that all parties have necessary certificates in place prior to commencement of their respective work. * Responsible for adhering to JLL’s Authorization Limits regarding financial matters and procedures. * The timely close-out of projects including completion of punch list, final Application for Payment, and submission of all close-out documents (i.e. As-built, manuals, certificate of occupancy, final application for payment, lien releases, recognition of savings or loss, etc.) and posting all associated back up to the property SharePoint site repository. Submit final close packages through invoice request for JLL Construction Management fees per Management Agreement terms. * Responsible for the resolution of questions to provide clarity of the work for team members including necessary preparation and submittal of Requests for Information (RFI’s) to Client/Architect. * Work with Property Manager to coordinate a pre-construction meeting with general contractor on pre-construction logistic planning with regard to means and methods to perform the work. * Continue education in the construction field including new means and methods, management techniques, computer skills, code changes, etc.
Ideal Candidate
**Required Knowledge, Skills and Abilities (KSA)** * Individual must be knowledgeable in all facets of the construction process including estimating, purchasing, contractor negotiating, scheduling, and design/construction technology * Proficient skills with Microsoft Office (Word and Excel), Microsoft Project. * Flexibility to travel to client sites * Outstanding interpersonal skills, client service attitude, attention to detail, and the ability to communicate effectively with a diverse group of individuals. * Develop construction vendor relationships across portfolio with General Contractors and key trades/ service providers * Develop business leads and opportunities to help further the firm’s financial and business goals. **Minimum Required Education:** * College Degree preferred. * 5+ years’ experience in retail commercial construction.
