Bozzuto Management Company is seeking an accomplished, proactive leader to oversee all maintenance needs, operations, and staff for a hi-rise Bozzuto managed community. Our residents value the upkeep of their home and community, and so they are highly dependent on the services provided by our team of maintenance professionals. As the Maintenance Manager, you will have responsibility to lead efforts with excellence and the highest level of consideration for a superior customer experience—exceeding targeted resident satisfaction and retention goals.
As the Maintenance Manager, you will function as a hands-on supervisor while ensuring staff technicians deliver quality services that continue to keep Bozzuto managed communities amazing places for residents to call home
- Ensure the proficient operation of the asset, ensuring all systems are maintained in first class condition using a computerized maintenance management system (CMMS).
- Effectively manage assigned staff to include activities such as assigning work, providing supervision and direction as needed.
- Direct all property/grounds upkeep, preventive care, and maintenance service efforts.
- Adhere to applicable building, county, and safety codes/standards.
- Responsibility for completion of annual building systems inspection/ testing/ maintenance (ITM) requirements.
- Incharge of sustaining peak efficiency operation levels for all property components.
- Ensure expeditious completion of all maintenance requests and apartment turnovers.
- Lead costeffective capital improvement and special projects.
- Establish and manage vendor relationships and projects within budget parameters.
- Reinforce monthly staffing schedules, ensuring 24/7 emergency coverage. Manage ongoing staff development efforts and skill building/learning initiatives.
Required Experience:
- Accredited Technical School, Military, or College Certification in HVAC and/or Operating Engineering Technologies and/or equivalent job related training and experience required.
- Universal HVAC (CFC) certification required.
- Minimum of 5 years of related maintenance operations experience with 3 years of supervisory experience.
- Knowledge of risk management, OSHA, and MSDS.
- Skilled in performing HVAC, mechanical, electrical, plumbing, and appliance repairs.
- Familiarity with overseeing drywall work, painting, caulking, and basic carpentry.
- Working knowledge of Microsoft Word and Excel.
- Success in leading others by example.
Additional Experience:
- After hour availability; including nights and weekends on a rotational basis.
- Must have personal/reliable transportation to respond to oncall/afterhour emergencies.
- Capable of occasionally lifting, pushing, pulling, or transporting 30 pounds or more.
- Ability to move around property sites, which includes climbing stairs and ladders.
