Summary
The Maintenance Projects Manager is responsible for meeting with and presenting various recommendations to Owners and Senior Leadership, developing scopes of work, managing capital projects of all types, managing vendor (supplier) relations, and analyzing properties with respect to capital needs, budgeting and maintenance. The person in this position must demonstrate maturity, judgment and analytical ability.
Responsibilities
* Obtain bids, create contracts and verify contractor insurance certificates in order to ensure they meet the requirements set forth by owners and management. * Manage capital projects including but not limited to overall tracking and management of projects, owner meetings, scope of work development, and city and county official communications. Additionally, work with engineers/engineering firms, track and manage projects, handle contract negotiations and complete work approvals. * Responsible for project budget as it relates to maintenance or capital improvements. * Assess and recommends capital improvements with budget recommendations, implementing as necessary. * Assess, complete and recommend maintenance improvements with budget recommendations. * Conducts annual maintenance inspections to company standards as necessary. * Evaluate suppliers and their services on an annual basis based on quality, customer service and pricing. * Lead on-site maintenance staff in the diagnosis of problems and repairs in the areas of HVAC, electrical, plumbing, swimming pool, carpentry, dry wailing, exterior structure, and appliance. * Supports property and regional managers with associate training, coaching and discipline. * Promote and participate in company sponsored training programs such as fair housing, safety, non-discrimination and harassment prevention. * Schedule preventive and floating maintenance, if applicable. * Perform other tasks as directed. * Comply with all company policies and procedures including the Assoicate Handbook and National Standards, as well as all applicable health and safety rules and regulations, and all applicable local state and federal laws.
Ideal Candidate
**Skills/Specialized Knowledge:** * Ability to read, write, understand, and communicate effectively with team. * Ability to use a personal computer and working knowledge of Microsoft Word, Outlook and Excel. * Heating, Ventilating, and Air Conditioning (HVAC) knowledge is required. * Knowledge of (property) site functionality. * Strong organizational and time-management skills. * Excellent customer service and interpersonal skills. * Ability to negotiate a contract. * Ability to set goals and consistently meet deadlines. * Ability to read and comprehend financial statements, such as profit and loss statements, general ledgers, budgets, etc. * Ability to use standard maintenance tools and equipment in a training capacity. * Knowledge of federal fair housing laws and any applicable local housing provisions. * Ability to multi-task. * Ability to make quick and effective decisions. * Ability to analyze and resolve problems. * Ability to cope with anddefuse situations involving angry or difficult people. * Ability to successfully delegate. * Ability to lead a team. * Ability to conduct interviews. * Ability to train. * Ability to maintain flexibility and creativity in a variety of situations. * Ability to maintain confidentiality. * Ability to drive an automobile. **Education and/or Experience:** * High School diploma or equivalent is required. * College degree preferred. * Minimum of seven to ten years previous experience in property management maintenance, other building maintenance or related trade is required. **Required licenses or Certifications:** * Current driver's license and automobile insurance. * Environmental Protection Agency (EPA) certification. * Certified Pool Operator (CPO) certification. * Other license and/or certifications as required by state law. **Other Requirements:** * Must comply with all safety regulations including, but not limited to: the use of back brace, safety goggles and gloves when appropriate. * Must be reachable at all times via phone except during approved time off. * Some travel may be required.
