Responsibilities
**Position Summary:** * We are looking for the right candidate to join our team as a Senior Facilities Manager for the New York City Portfolio. **Essential Functions:** * Monitors all vacant apartments in his/her assigned portfolio in order to keep track of their status with regard to being ready for new tenants, ensuring that turnover time is minimal. Inspects all portfolio vacancies on a monthly basis and reports status to Senior Property Manager, Portfolio Manager, Director of Operations and Leasing staff. * Visits each property on at least a monthly basis for physical inspection, systems checks, and review of maintenance logs and procedures. * Works closely with Property Managers, discussing maintenance issues, problems, and solutions concerning their properties. * Keeps the Director of Operations, Regional/Divisional/Senior Vice President, Senior Property Managers, and Property Managers informed of all appropriate maintenance matters. * Responsible for being available to respond to emergencies twenty-four hours per day, seven days per week. * Initiates recommendations for capital improvements at properties in the region and, if those improvements are desired by the property owner and/or senior management. * Oversees capital improvements, construction projects and equipment purchases in the region, as needed and as appropriate. * Inspects potential acquisitions when requested by senior management to help determine maintenance requirements. * Ensures that inventories are replenished on a monthly basis and ensures that inventory controls are in place to prevent mismanagement of inventory or theft.

* Working knowledge of all major building systems * Ability to read construction drawings * Ability to multi-task and prioritize * Customer Service driven * Strong computer skills * Effective written and oral communication skills * Strong supervisory skills- ability to lead and build teams * Background in engineering, building operations or energy efficiency / sustainability
