Responsibilities
Transwestern is an innovative commercial real estate company - regularly voted as a "Best Place to Work" in many U.S. markets - that is looking for a Research Analyst to grow our talented team in Dallas, TX. The Research Analyst will be responsible for maintaining statistical data and analytics on the local commercial real estate market, focusing on office properties. The Analyst will be responsible for writing and producing quarterly market and submarket reports as well as conducting research projects related to lease and sales transactions by the brokerage’s team. The Research Analyst will report to the regional marketing director and interface with the senior leadership, various internal and external clients, vendors and primary data sources. The position requires a strong background in research metrics and analytics as well as the use of databases. This person must be able to work well under pressure with tight schedules, manage multiple projects, have solid written and verbal communication skills, and be enthusiastic about becoming an expert on the commercial real estate market. Demonstrated excellence in this position may provide an opportunity to grow into future local and regional research management. **Essential Responsibilities:** * Maintain a database of properties and market data on the local commercial real estate market * Write, edit and manage production of quarterly market research reports * Understand and manage key resources, data vendors, and development of effective technology * Analyze and report on local and regional economy and demographics, including population, employment and labor statistics, industry trends and other factors impacting the real estate market * Maintain a sales and lease comparables database * Research ownership data, comparables, competitive property and other special projects using primary and secondary research sources as requested by brokers in support of their transactional activity * Contribute to special research reports and write papers on unique market, economic or industry trends
Ideal Candidate
* Associates degree or equivalent experience required, bachelor’s degree preferred * 1-3 years minimum experience in commercial real estate research required; more experience preferred * Familiarity with the local real estate market * Proficiency with CoStar products required, as well as Microsoft Word and Excel * Familiarity with databases is required, experience with Microsoft Access is preferred * Must have solid understanding of research metrics (vacancy, absorption, etc.) * Strong analytical skills, problem solving ability and written communication skills * Extremely detail=oriented and organized with a passion for accuracy and integrity * Ability to work well under pressure and tight deadlines * Ability to work independently and to prioritize responsibilities * Ability to work within a diverse, collaborative and driven professional environment * Some travel within and outside the local area required on a project-by-project basis
