To assist in the asset management of the Ackerberg Group owned and managed real estate portfolio.

Responsibilities
  • Evaluate property/portfolio performance using cash flow and expense projections to determine risk and opportunity.
  • Measure property performance using long range forecasts of income and cash flow and Fund projections using Argus and excel.
  • Analyze property and portfolio valuations using Argus and complex financial models with IRR and NPV calculations.
  • Prepare analysis to compute property IRR, cash flow/liquidity amounts and other metrics to compute property performance.
  • Perform new/renewal lease analysis and its effect on property cash flow and value.
  • Analyze property disposition and timing to help determine long-term asset strategy.
  • Assist with Disposition Due Diligence.
  • Research and evaluate commercial real estate market data using sale and lease comps to help value, strategize and measure portfolios.
  • Research and prepare variance analysis on property cash flow reporting.
  • Assist with development of Asset Plans/Portfolio Recommendations.
  • Prepare quarterly financial reports to Ackerberg investors and other owners as assigned.
  • Perform special projects and other related duties as assigned.
Ideal Candidate
  • Bachelor’s degree in real estate and/or finance
  • 2-3 years of commercial real estate experience, financial background preferred
  • Experience and working knowledge with Argus
  • Highly developed skills with Microsoft office products with proficiency in Excel modeling and use of IRR and NPV analysis
  • General understanding of US Generally Accepted Accounting Principles
  • Excellent verbal and written communication and presentation skills
  • Ability to work independently and within a team to build relationships and interact effectively with business partners and clients
  • Ability to multi-task, work successfully under pressure, and effectively prioritize and manage time and workload
  • Willingness to take on new challenges, responsibilities, and assignments
  • A desire to work within a diverse, collaborative, and driven professional environment
  • Strong desire and ability to initiate and embrace change
