Responsibilities
This position will support the community development activities of TerraPointe, a subsidiary of Rayonier. Assist the Controller, Real Estate in the preparation of forecasts, budgets, and long-range plans for community development projects; as well as for the collection and reporting of financial and other metrics for the development operations of Rayonier’s Real Estate Segment. Provides support to the Real Estate community development team by assisting with analysis of projects and co-coordinating preparation of budgets and forecasts and reporting of project activity. * Develop and maintain reporting and tracking of all activity on community development project areas. This will be done for both life of projects and fiscal reporting. * Track and reconcile spending for real estate project expenditures by project, vendor, and task utilizing Great Plains Project Accounting Module. Work with project managers and vendors to prepare forecasts of project spending as needed for quarterly forecasts, budget, and long-range plan and ad hoc. Maintain records of all real estate projects costs by project and calculate amortization rates to be applied to sales from project areas. Co-ordinate with TerraPointe Services community development team members to ensure accuracy of footprints in each project area for purposes of amortization. * Work with TerraPointe Services community development team to ensure the timely and accurate reporting of the Real Estate forecast of expenditures, both capital and expense, on projects. Ensure appropriate treatment and reporting of all items for both GAAP and Tax in conjunction with the financial reporting and Rayonier Tax teams. * Work with TerraPointe Services staff and shared accounting services to ensure the timely closing and accurate reporting of Real Estate financial activity related to community development projects each month. Ensure all community development land sales and basis on such sales are correctly reported in the financial records. Ensure expenditures on community development projects, both capital and expense, are correctly classified and reported in the financial records. Together with the Real Estate Accounting Manager, coordinate the preparation of unbilled activity schedules each quarter and provide to shared services accounting for accrual. * Support the community development team in the preparation of Real Estate Investment Proposals (REIPs) and, as requested, provide support on modeling of future projects. * Support the community development team of TerraPointe Services in the preparation of purchasing requests, ensuring proper expense and capitalization of items, and track and report spending on each contract and/or purchase order.
Ideal Candidate
* Bachelor’s degree in accounting, business administration, or related curriculum. An MBA or Master’s degree in Accountancy is a plus. * CPA or CMA preferred * Ten or more years of increasing responsibility in accounting and financial analysis * Five years of experience in real estate development and/or construction accounting. * Must have a sound understanding of generally accepted accounting principles. Must also possess strong analytical skills and business acumen; excellent verbal and written communication skills; strong computer skills. * Experience with the use of Great Plains and TM1 or similar accounting software is required.
