Director Leasing

**Overview:** The National Director of Leasing will work closely with our team of leasing managers and specialists in the field to establish procedures to standardize our leasing process. The position is responsible for the management of the leasing team for our full portfolio single family home portfolio throughout the United States. The position is responsible for the Company maximizing our leasing of homes at the highest potential rent. Provides strategy and recommendation on promotions and discounts. This position works closely with management throughout the organization, to ensure the strategic goals and values of our organization are achieved. **Responsibilities:** * Manage, lead and inspire the marketing and leasing teams throughout the nation. * Ensure the Team meets deadlines and adheres to the policies and procedures. * Set leasing and marketing initiatives and goals and holds the market teams accountable for achieving the monthly targets. * Position resources to maximize the effectiveness of your team in order to reach intended goals. * Coordinate with the field teams and corporate teams to ensure information transparency and appraised of deadlines, priorities and initiatives. * Develop sales training for Leasing Team Leaders and consequently the On-Site Leasing Team Members as requested. * Develop, evaluate and insure the accuracy of standardized metrics to evaluate performance as it relates to, but not limited to: preleasing activity, traffic reports (phone, internet, walk-in, etc.), lead generation, closing ratios, leases signed by team members, marketing sources and all other necessary leasing reports and other industry standard benchmarks. These reports should be evaluated by the Portfolio Operation Directors on a daily, weekly, and monthly basis as you deem necessary. * Develop the very best and innovative leasing experience in the industry. * Work with the Ops Teams to develop community specific lease follow-up strategies and procedures and ensure they are being followed. * Manage the Leasing task list & ensure due dates are being met. * Ensure initiatives are clearly explained and properly rolled-out to the field teams. * Review the Marketing Analytics Reports and draw conclusions, make recommendations and execute on what the teams should focus their attention (and dollars) to maximize the effectiveness of their campaigns. * Effectively evaluates existing market operations and identifies opportunities for centralization, improvement and proposes viable solutions and leads implementation. * Maintains awareness of market / industry conditions and trends. * Analyzes market leasing performance and creates plans to overcome shortfalls. * Ability to lead Leasing Team calls that motivate and deliver results. * Works with VP, Property Management on the internalization of markets ensuring clear leasing goals are identified and communicated.

* Bachelors’ Degree in Business Administration, Management, or related field. * Minimum 8 years’ experience in residential leasing and marketing. * 5 Years’ experience Manager Level or above. * Proven record of achieving or exceeding P&L results. * Yardi and/or SalesForce experience strongly preferred. * Ability to effectively manage a diverse group of remote managers. * 50% travel. * Must have a valid Driver’s License. * Excellent oral and written and presentation skills.
