Maintenance Specialist

Oversee day-to-day operations of commercial properties, including in-house and out-source maintenance. Maintain positive tenant, vendor and guest relations.

* Ensure safety and comfort of all members and guests * Direct maintenance activities of non-warranty an preventive maintenance equipment * Inspect and report major equipment problems, concerns and failures and unsafe working conditions immediately * Address tenant comments and issues immediately – whether Landlord or Tenant issue. Follow-up communication on the status * Review performance of contracted vendors, address deficiencies in workmanship and recommend either retention or separation from vendor * Review jobs to determine priority * Care and maintain company issued tools, equipment, etc. in a first class manner and accordance with company policy * Assist with general maintenance duties on an as needed basis * Perform all other duties as assigned

**Essential Qualifications:** * Must have the ability to maintain good employee relations and work efforts * Must have the dexterity to perform general repairs * Possess general operational and construction knowledge of commercial property equipment and systems – including electrical, plumbing and HVAC * Organized and able to work in various areas throughout the day * Must be willing to learn new job and trade functions to better yourself as well as provide a more versatile and flexible work environment * Dress as specified by management when on duty * Availability to work nights and weekends and respond to emergency situations **Essential Physical Requirements:** * This position includes climbing, balancing, stooping, kneeling, crouching, crawling, reaching, standing, walking, pushing, pulling, lifting, grasping, feeling and repetitive motions * Must be able to lift up to 100 pounds * Must be able to work in hot conditions for long periods of time * Ability to work in hot and muggy conditions on a continuous basis * Must be able to work in inclement weather conditions * Perform the assigned work as outlined above * To follow written and verbal instructions * Possess a valid Florida’s Driver’s License * Able to read, write and communicate effectively in English *This document does not create an employment contract, implied or otherwise, other than an “at will” relationship.
