(New York, New York)Jonathan Rose Companies is a green real estate policy, urban planning, development, project management and investment firm. The firm has completed $1.5 billion of work, much of it in close collaboration with not-for-profits, towns and cities.
- Provide pre-development/pre-acquisition advisory services on construction related items such as: budget, phasing, and site logistics. Candidate must have the ability to read and understand project proforma as prepared by Development staff;
- Provide input into development schedule from acquisition through stabilization;
- Be knowledgeable of all agencies / utilities and their requirements including the City of New York, EDC, HPD, NYC DOB, FDNY, Landmarks, MTA, Parks, ConEd/National Grid…etc;
- Work with in-house team of project managers during preconstruction to review construction budgets prepared by outside Construction Managers/General Contractors to support competitive pricing;
- Manage value engineering process;
- Assist in plan review to ensure conformance to Jonathan Rose Companies’ standards and identify constructability issues;
- Understand typical GC/CM contract terms and have the ability to assist in major contract negotiations;
- Serve as construction period representative for projects in the New York regional market;
- Attend site project meetings as the Owner’s Representative;
- Provide on-site support for timely completion of projects, including monitoring inspections, submittals, change orders, requests for information, construction change directives, commissioning, schedule and construction quality;
- Coordination of project close-out, warranty work, and transition to asset management;
- Review contracts, contractor requisitions, change order and draw requests; and,
- Ensure adherence to budget, schedule, and design goals
- Minimum BS in Engineering, Architecture, Construction Management or related field;
- Minimum 7+ years of experience in the design and construction management of mid-rise / hi-rise buildings for General Contractors, Construction Managers, or Development Companies. Familiarity with mixed income multifamily construction preferred;
- Excellent project management skills;
- Excellent communication skills;
- Self-starter with ability to manage multiple complex projects simultaneously and contribute productively in a team environment;
- Microsoft Office Suite and Microsoft Project,
- Familiarity with New York City Department of Buildings and BIS system a plus
- Experience with LEED and/or energy management systems a plus;
- Experience with institutional and cultural facilities a plus.
