Summary
The role of the Research Analyst is to facilitate, develop, and communicate market outlooks and investment strategies with a focus on enhancing investment performance for our clients.
Responsibilities
* Develop, maintain, and communicate market views for specific metro areas in a particular region of the country based on sound primary and secondary research. * Articulate (verbally and in writing) metro-specific economic, capital, and space market trends to both internal and external clients. * Develop real estate earnings growth (occupancy and rent growth) models based on sound econometrics to forecast market level fundamentals across the four major property types in a particular region of the country. * Maintain market selection models based on sound econometrics to forecast relative investment performance across markets for a particular property type. * Collaborate with professionals from other disciplines in regional team meetings to develop a region-wide investment strategy and produce market level dashboards for the markets assigned. * Clearly communicate convictions on region-wide investment strategy with Regional Teams, the Investment Strategy Group and Investment Committee. * Write contributions to research reports on trends impacting the economy, property sectors, capital markets, and other topics as assigned. * Work with regional team members to apply Research’s market forecasts in the underwriting of acquisitions and dispositions. * Participate in global research meetings by providing insights on regional and property sector trends and outlook. * Create, update, and modify materials for marketing and client presentations under the direction of the Regional Director of Research for North America. * Respond promptly and effectively to client questions and requests. * Undertake special projects as assigned by the Regional Director of Research for North America and Head of Global Research. * Other duties as assigned.
Ideal Candidate
**Work Experience / Knowledge:** * A thorough understanding of real estate fundamentals and economic analysis is required. * This job requires an undergraduate degree at the minimum; an advanced degree with a concentration in finance, economics and/or real estate is preferred. * The CFA designation or enrollment in the CFA program is desirable **Skills / Other Personal Attributes Required:** * Strong computer skills including knowledge of spreadsheets, databases, statistical packages (such as E-Views) are essential. * Working knowledge of industry databases (such as the NCREIF query tool or Bloomberg) is preferred. * Strong verbal communication skills required for collaboration across all levels of the organization. * Strong business writing skills. **Formal Education:** (minimum requirement to perform job duties) * This job requires an undergraduate degree at the minimum; an advanced degree with a concentration in finance, economics and/or real estate is preferred. **License/Registration/Certification:** (minimum requirement to perform job duties) * The CFA designation or enrollment in the CFA program is strongly preferred.
