The facilities manager is responsible for managing the construction and maintenance of utilities, buildings, and equipment to include electrical, plumbing, carpentry, air-conditioning, heating, painting, and/or general maintenance. The facilities manager is the primary contact for facilities project activities and is responsible for identifying facility needs, creating budgets, obtaining estimates, and allocating resources as appropriate.
- Coordinates the construction, modification or installation of building facilities and equipment.
- Ensures compliance with government regulations and environmental, health and security standards.
- Oversees facility space allocation and layout to ensure maximum efficiency; Coordinates intra-office relocations; Plans for future developments and makes recommendations based on strategic business objectives.
- Manages maintenance and repair of facilities equipment to include alarm systems, fire extinguishers, irrigation system, and a variety of office equipment. Conducts and documents regular inspections.
- Plans and manages facility services such as event set-up, catering, waste disposal, cleaning, secure document shredding, grounds, shoreline, and parking lot maintenance.
- Prioritizes facility modifications, performs financial forecasting and budgeting, and allocates resources to complete all preventive and corrective maintenance tasks.
- Ensures appropriate facility management staffing levels.
- Manages vendor and contractor relationships; Obtains quotes for services, compares costs to maximize cost-effectiveness, and negotiates contracts; Monitors vendor deliveries to ensure quality and quantity criteria are met; Reviews invoices for accuracy; Manages service contracts to ensure company needs are being met.
- Verifies labor expended and materials used and inspects projects for conformance to standards, codes, and safety practices.
- Collaborates with Procurement for RFPs.
- Develops and implements cost reduction initiatives.
- Generates and presents facility management reports.
- Responds to facility and equipment alarms and system failures. On call 24/7.
- Responds expeditiously and appropriately to emergencies, urgent issues, and requests.
Education & Experience:
- BA in Facilities Management, Facilities Engineering or a related field, such as Business Administration or Construction Management.
- Must have 6 to 9 years of progressive facility/project management experience or 4 to 7 years with MBA.
- Experience supervising a multifunctional maintenance staff.
License & Certifications:
- Project Management Professional Certification (PMP) highly desired.
Knowledge & Skills:
- Frequent use and working knowledge of industry practices, techniques, and standards.
- Working knowledge of Maximo and Microsoft Office applications, primarily Excel.
- Procurement and contracts experience.
- Ability to lead teams and interact effectively with all levels of employees and management.
- Strong written, verbal, analytical, and negotiating skills.
