Client and vendor facing position, individual must have demonstrated customer service skills and excellence verbal and written communications. Duties may include, but are not limited to, the following:
* Performs maintenance to heating, ventilation, air conditioning, plumbing, lighting, furnishings and building components.
* Performs routine inspections of property, heating, ventilation, air conditioning, plumbing, lighting, and furnishings and building components.
* Plans, prioritizes and reviews the work of vendors and junior technicians conducting maintenance work on property, including plumbing, HVAC, locksmith, landscaping, janitorial, and other project work.
* Performs services, repairs, and schedules vendors on project to replaces doors, windows, building hardware, fencing and gates.
* Manages vendor relations associated with property management.
* Performs primer, enamel and lacquer painting and wallpapering work, using brush, roller and spray equipment on wall surfaces.
* Experienced in safely operating various equipment involved in the maintenance and repair of building(s) including power tools, forklift, etc.
* Repairs pumps and related plumbing equipment, plumbing fixtures and related apparatus.
* Repairs electrical equipment and related apparatus.
* Manages property keys and receives returned keys.
* Manages the packaging and disposal process for hazardous waste.
* Coordinates all property waste disposals, including pallets, cardboards, universal waste.
* Maintains all records related to the repair and maintenance of facility (s).
* Responds to 24/7 building alarm systems.
* Writes guidelines on property maintenance.
* Develops schedules and methods to accomplish assignments ensuring work is completed in on-time and on-budget. Tracks work performance metrics.
