Responsibilities
BioMed Realty is looking for an experienced Facilities Manager to be responsible for company assets in Seattle, WA. The successful candidate will collaborate with Property Management, Leasing, Development and third party vendors to ensure the functional capability of buildings and systems and help transition properties from development/construction to operating phase. - Responsibilities include managing facilities staff and third party service providers who are responsible for ongoing, day-to-day management of the facility; - Overseeing budget planning for assigned portfolio including providing various reports summarizing the financial, operating and capital expenditure activity related to each property; - Selecting vendors and secure bids on approved, operating and capital budget items that pertain to maintenance, engineering and tenant services; - Ensuring completion of maintenance work in accordance with established standards and in compliance with safety regulations and building codes; - Reviewing and approving maintenance, engineering and utility invoices for cost, allocation, account coding, amount and completion and construction work performed by contractors; - Participating in the acquisition/due diligence process of properties located in the region and in target markets; conducting site inspections to assess the physical condition of buildings and systems; - Overseeing preparation and filing of periodic reports with government/regulatory authorities including environmental permitting, i.e.: water treatment, hazardous waste disposal, air permits, underground tank permits, etc.; implementing a preventative maintenance program to maximize the value of company assets.
Ideal Candidate
- Twelve plus years progressive facilities management preferably in life science and/or laboratory facilities properties including start-up and commissioning of life science laboratory and manufacturing. - Experience managing vivarium or animal facility preferred; - BA/BS in engineering, facilities management or related field required. - Certification in facilities management a plus; - Experience with technical education and hands-on-experience in the following disciplines: - HVAC design and engineering, electrical design and engineering (high tension), refrigeration design and operation, water treatment plant operations and in biocide application; - Experience with managing 24/7 operations with both union and non-union engineering and maintenance staffs a plus; - Excellent leadership and managerial skills and desire to train, supervise and lead maintenance staff and contractors; - Proven experience with effective resource conservation programs in commercial or institutional buildings required, with LEED accreditation desirable; - Strong computer skills including proficiency with Microsoft Word, Excel, Outlook, P3/Sure Track, AutoCad and work order systems; - Ability to read and understand building plans and specifications; - Strong customer service focus and ability to develop and maintain effective working relationships with regulatory agencies, vendors, contractors, tenants and employees; - Excellent verbal and written communication skills and ability to communicate in a clear concise manner; - Deep knowledge of financial terms and principles relating to facilities management and the ability to forecast and prepare budgets and reports summarizing financial, operating and capital performance data; - Organized, task and detail-oriented and able to work in a fast-paced, team-oriented environment with multiple deadlines; - Must be flexible to travel on occasion.
